Question 1

What does “Miami-Dade approved” mean for a garage door?

Accepted Answer

Miami-Dade County sits in Florida’s High-Velocity Hurricane Zone (HVHZ). A garage door installed there must hold a product approval that proves it passed large-missile impact and cyclic wind-pressure testing under the Florida Building Code. Only approved products can be legally permitted and installed in the HVHZ.

Question 2

Are Neal Impact garage doors approved by the Florida Building Code?

Accepted Answer

Yes. Neal Impact Garage Doors is the manufacturer of record under Florida Product Approval FL#46343 (Series 1000 Aluminum & Glass Sectional Garage Door), approved for the High-Velocity Hurricane Zone under the 2023 Florida Building Code. The official listing is available on floridabuilding.org and we provide the documents for your permit.

Question 3

What wind pressures are the doors rated for?

Accepted Answer

Under FL#46343, the Series 1000 door is rated for design pressures of +52.0 / -62.0 PSF up to a 144-inch span and +40.0 / -45.0 PSF up to a 192-inch span. The exact rating for your opening depends on door size and anchoring, which we confirm during your free estimate.

Question 4

Do I need a permit to replace my garage door in Miami-Dade?

Accepted Answer

Yes. Miami-Dade County requires a permit for garage door replacement, and the new door must carry a valid Florida Product Approval. We supply the FL#46343 approval documents you need for the permit application.

Question 5

Do you make custom-size impact garage doors?

Accepted Answer

Yes. As the manufacturer, we build custom sizes up to a 192-inch span, with single or double vertical sections, 4 to 7 horizontal sections, white, bronze, black or silver frames, and clear, grey, bronze, green or azuria glass, with or without privacy glass.

Question 6

How does the installation process work?

Accepted Answer

Request a free estimate, we review the design and take measurements, we recommend Florida-approved options for your opening, and then installation is scheduled with our certified team. Lead time for custom doors is confirmed with your estimate.

Question 7

What warranty do Neal Impact garage doors include?

Accepted Answer

3 years on frame finish and glass delamination; 1 year on glass stress cracks, motor and drive system, springs, hinges, cables, tracks and rails; plus a 12-month installation warranty covering any deficiency from the installation process. The full warranty PDF is available on this site.
